Portfolio Strategy & Investment Structuring

Every engagement begins with a structured understanding of the client's objectives, including investment horizon, risk appetite, capital allocation preferences, and liquidity expectations.

Based on this, we design a tailored real estate portfolio strategy, typically structured across Income, Growth (presale), or Hybrid approaches. Rather than focusing on individual properties, we build coherent, diversified portfolios aligned with clear investment goals and predefined exit pathways.

Deal Sourcing & Market Access

We provide access to carefully selected opportunities across the Georgian primary real estate market, working with a broad network of developers and market participants.

Each opportunity is screened based on location fundamentals, pricing relative to market comparables, developer track record, construction quality, and realistic exit potential. Our independence ensures that recommendations are driven by portfolio fit rather than sales incentives.

Transaction Coordination & Execution

We coordinate the full acquisition process, ensuring a smooth and transparent experience for the investor.

This includes structuring the transaction, aligning payment schedules, coordinating with developers, legal advisors, banks, and registries, and guiding the client through all contractual and procedural steps. All assets are acquired directly in the client's name, and all payments are made directly to third parties, maintaining full control and transparency.

Portfolio Monitoring & Reporting

Following the acquisition, we provide ongoing monitoring and structured reporting to keep investors fully informed and strategically positioned.

This includes construction progress updates, market price tracking within specific projects and districts, rental performance insights where applicable, and alerts on market developments or emerging risks. Reporting is designed not only to inform, but to support timely and well-grounded decisions.

Rental Strategy & Asset Management Support

For income-oriented assets, we support the transition from acquisition to income generation by coordinating rental strategies and operational setup.

This may include onboarding property managers, optimizing pricing strategies, overseeing tenanting processes, and monitoring ongoing performance. Where appropriate, we also coordinate light renovations or furnishing to enhance rental yield or resale value.

Exit Strategy Planning & Execution

A defining element of our service is that an exit strategy is built into the investment from the outset.

We continuously evaluate market conditions and identify optimal exit windows based on pricing dynamics, project progress, and demand trends. Depending on the portfolio strategy, exits may be executed through presale assignment, market resale, or staged divestment.

We support the entire process, from pricing and positioning to negotiation and transaction coordination, while all final decisions remain with the client.
